What is asphalt made of?

  1. Aggregates – Carefully processed materials such as crushed stone, sand, gravel, and recycled products that provide strength and structure.
  2. Binder – Typically high-quality bitumen, which acts as the “glue” that holds the aggregates together and creates a solid, flexible pavement.
  3. Filler – Fine mineral particles that enhance stability, improve density, and strengthen the overall mix.

What many property owners don’t realize is that the performance of asphalt depends heavily on the quality of these materials. When inferior products are used, the pavement can break down prematurely. But when top-grade materials are combined with proper installation techniques, the result is a surface built to withstand traffic, weather, and daily wear for years to come.

The difference between an average paving contractor and a true professional comes down to attention to detail. Staying current with modern paving technology, using proven methods, and maintaining strict quality control standards ensures greater safety, efficiency, and long-term value for every customer.

What dose Asphalt paving cost?

We understand that one of the first questions customers have is, “How much will my asphalt paving project cost?” The honest answer is that pricing varies from project to project. Every driveway, parking lot, and roadway has its own unique conditions — including size, thickness requirements, base condition, drainage, accessibility, and overall scope of work.

While some contractors advertise “starting prices” online, those numbers often change once they arrive on-site. In some cases, adjustments are justified due to hidden issues. In many others, they are not. We believe transparency matters, and we never want our customers to feel misled or pressured.

That’s why we begin every project with a thorough, in-person evaluation. By carefully inspecting the existing surface and foundation, we’re able to provide an accurate, detailed estimate upfront — not a guess. Our goal is to give you clear pricing the first time, with no surprises.

If unforeseen conditions are discovered during the project (which can occasionally happen in construction), we will communicate openly, explain exactly what was found, and review any necessary adjustments before moving forward.

When you contact us, you can expect a straightforward, hassle-free, no-obligation estimate delivered promptly and professionally. Your trust means everything to us, and we work hard to earn it on every job.

When do you need to replace a asphalt driveway

When asphalt is installed correctly and maintained on a regular schedule, it can last up to 30 years. However, daily wear from vehicle traffic gradually breaks down the surface. Over time, constant tire friction can cause the pavement to fade, dry out, and develop cracks.

Moisture, oil, and other automotive fluids can seep into those cracks, weakening the foundation beneath. If left untreated, this can lead to crumbling asphalt, potholes, and safety concerns — not to mention a decline in your property’s curb appeal.

If you’re starting to see cracks, fading, or surface damage — or if your driveway was installed many years ago — it may be time for an evaluation. In many cases, simple repairs, crack sealing, or patching can significantly extend the life of your asphalt and save you money in the long run.

Reach out to us to schedule an inspection, and we’ll give you an honest assessment along with the best options to protect your investment.

When do you need to seal new asphalt?

After the hard work of installing new asphalt is complete, sealcoating becomes an important next step to protect your investment. However, new asphalt needs time to properly cure before it should be sealed.

Typically, asphalt takes about 90 days to cure and harden. During this period, the surface remains somewhat flexible because lightweight oils are still present in the mix. This is what gives fresh asphalt that slightly soft or “spongy” feel. Because of this, vehicle tires, bike kickstands, and heavy equipment can leave marks or impressions in the surface.

For best results, it’s recommended to wait approximately six months to one year before applying sealcoat. Sealing too soon can trap those remaining oils beneath the surface, which may prevent proper curing and lead to premature cracking or surface issues down the road.

If you have questions about when to seal your new driveway or parking lot, we’re always happy to provide honest guidance and personalized recommendations to help you protect your asphalt the right way.

What causes cracks in asphalt

Cracking in asphalt pavement typically results from moisture infiltration, prolonged exposure to ultraviolet (UV) radiation, repeated traffic stress, and subgrade movement beneath the surface. When water penetrates the pavement structure, it can weaken the base and accelerate deterioration. Without timely maintenance, minor surface cracks can expand into more significant structural issues. Implementing routine inspections, crack sealing, and preventative maintenance measures is essential to preserving the integrity and longevity of the asphalt.

Do I need to sealcoat my driveway or parking lot

Sealcoating serves as a critical protective layer for asphalt pavement. It shields the surface from ultraviolet (UV) radiation, moisture intrusion, automotive fluids, and oxidation — all of which contribute to premature deterioration. In addition to preserving the structural integrity of the pavement, sealcoating restores a rich, uniform appearance and significantly extends the overall service life of the asphalt when applied on a proper maintenance schedule.
